Czech Republic Welcomes Striking Timber Residential Buildings in Žďár nad Sázavou

A new pair of multi-storey timber residential buildings has been completed in Žďár nad Sázavou, Czech Republic. Designed by Kuba & Pilař architekti, the project stands in the Klafar area, at the corner of Sázavská and K Milířům streets. The development combines modern timber construction with thoughtful spatial planning to create a sustainable living environment. The buildings rise to four storeys, featuring clean vertical lines and recessed loggias with timber shutters. Apartments are arranged to face southwest, ensuring ample daylight and natural cross-ventilation throughout the year. Inside, the layout follows a clear hierarchy, transitioning from public streets to semi-private courtyards and finally to private gardens.

Construction relied on a prefabricated system, using cross-laminated timber panels for the main structure. Reinforced concrete was added selectively for stability. Timber dominates the facades, window frames, and structural elements, while steel and aluminium provide finishing touches for railings and detailing. At the heart of the development, a raised courtyard on the first floor serves as a communal garden for residents. The buildings frame the edge of the block, enclosing this south-facing space. Passive design strategies, including external shading and natural airflow, help reduce energy use and improve comfort.

The completed project adds two distinctive timber buildings to Žďár nad Sázavou’s Klafar district. By combining prefabricated construction with passive design, the development offers energy-efficient homes centred around shared outdoor spaces. Residents now occupy a scheme that balances modern living with environmental considerations.
