Koblenz Welcomes 41 Energy-Efficient Homes for Low-Income Residents
A new affordable housing project, Campus Villas, has officially opened in Koblenz-Metternich. The development provides 41 energy-efficient apartments, with 40 of them subsidised for low-income residents, trainees, and students. An inauguration ceremony recently took place to thank all planners, authorities, and investors involved in the scheme. The project was built on the site of a former nursery. Despite an early setback—the need to replace the original general contractor—construction firm Mertgen Schlüsselfertigbau GmbH completed the work efficiently.
The new buildings meet the KfW Efficiency House 40 standard, ensuring high energy savings. Heating comes from a modern air-source heat pump paired with underfloor heating, reducing long-term costs for residents. Rents start at just €7.00 per square metre, well below Koblenz’s market rates of €12.00 to €13.00 for new builds. This lower cost means households could save around €4,000 each year.
Campus Villas now offers 41 apartments, most of which are publicly subsidised. The energy-efficient design and reduced rents aim to ease housing pressures for students and low-income earners. The project marks a step forward in providing affordable, sustainable living in the region.
