Known for its grandeur and historical charm, Moscow's high-end residential developments are now focusing on integrating comprehensive wellness and leisure facilities.

Approximately 70% of new elite and premium-class homes in the city boast health and fitness infrastructure, with diverse sports and wellness facilities becoming standard. These facilities range from fitness centers and swimming pools to saunas and courts for tennis or mini-golf. A notable example outside residential but indicative of market expectations is the "Chaika" complex, which features open-air swimming pools, fitness centers, saunas, tennis courts, and recently added mini-golf, demonstrating the integration of multiple sport and leisure options.

Smart and eco-friendly technologies are also increasingly incorporated into these luxury developments. Projects like St. Petersburg’s "Smart-Eco Residence" showcase a trend toward energy-efficient buildings with digital concierge platforms, 24-hour telemedicine, and eco-label certifications, raising the innovation bar in luxury real estate.
