Choosing the wrong materials or overloading a home with features can hurt its resale value. Experts warn that some popular upgrades, like vinyl windows or mismatched flooring, may put off potential buyers. Instead, natural materials and thoughtful design often create a more appealing space.

Architect Scott Specht, founder of Austin-based Specht Architects, advises homeowners to prioritise materials with warmth and character. Natural stone, handmade ceramics, and rich-toned woods make a house feel more inviting. In contrast, synthetic materials—such as plastic components or 'man-made' hardwoods—can make a property seem cheaper and less durable over time.

Colours and textures also play a key role in buyer appeal. Soft, creamy palettes paired with marble or subway tiles in bathrooms tend to attract more interest. Hardwood floors in main living areas add to the sense of quality. Meanwhile, overly busy designs or cramped layouts can make a home feel smaller and less functional. Specht stresses that not every trendy feature needs to be included. A well-designed space should remain open and adaptable to different lifestyles. Mismatched flooring in communal areas, for example, can signal poor planning to buyers. The goal is balance—creating a home that feels both stylish and timeless.

Homes built with natural, durable materials often hold their value better than those with synthetic alternatives. Thoughtful design choices, like cohesive flooring and neutral finishes, help spaces feel larger and more versatile. Buyers tend to favour properties that combine practicality with a welcoming atmosphere.
