Vienna's Tree City Floridsdorf breaks ground on 300 eco-friendly homes by 2029

Vienna's latest sustainable housing project, Tree City Floridsdorf, broke ground in December 2025. The initiative aims to deliver around 300 affordable homes by 2029, blending eco-friendly design with urban living. Led by IFA AG, the project has already secured €49 million for its first phase.

The first stage of Tree City Floridsdorf will complete 130 subsidized rental apartments across four buildings by 2027. Gunther Hingsammer of IFA AG called the groundbreaking a major step forward for affordable housing in the city. The development features timber construction, rooftop gardens, green façades, and a neighbourhood park.

Construction is now underway for the second phase, Tree City 4, at Werndlgasse 4. This phase will add 37 more subsidized rental apartments. Funding for this stage follows a builder-owner model, with private investors contributing through IFA AG.

Investors can participate in Tree City 4 with a minimum commitment of €15,480 per year over three years. After the subsidy period, the expected annual return is 5.6%. No private investors have been publicly named so far.

The project combines green building techniques with affordable housing solutions. By 2029, Tree City Floridsdorf will provide 300 homes, all designed with sustainability in mind. Investment opportunities remain open for those looking to support the second phase.
