Southern Living's 2026 Idea House Reimagines Multigenerational Living in Texas
A new Southern Living Idea House is taking shape in Fredericksburg, Texas, with construction well underway. Set to open in late 2026, the project will showcase a modern farmhouse designed for multigenerational living. The house is part of Friedën, a community inspired by Southern Living's signature blend of charm and outdoor living.
The 2026 Idea House is being built in Friedën, a Southern Living Inspired Community featuring green spaces, lakes, and walking trails. Designed as a contemporary farmhouse, it will include floor-to-ceiling windows, multiple porches, and a private casita for guests. The project reflects Texas's strong ties to Southern Living, as the state has the magazine's highest readership and offers rich design influences.
The team behind the house includes builder Melanie Sparks and Chris McGinley of Kurk Homes, architect Andrew Bray of Mustard Architects, and landscape designer Melissa Gerstle. Three Texas-based interior designers—Jean Liu of Jean Liu Design, Marcus Mohon of Mohon Interiors, and Paloma Contreras of Paloma Contreras Design—will shape the interiors. National sponsors such as ADT, Clopay, Command Brand, Hardie siding, Marvin, Monogram Luxury Appliances, Sherwin-Williams, and TimberTech Decking are also supporting the project.
Public tours will run from September 18 to December 20, 2026, with tickets available from April 1, 2026. A portion of the proceeds will go to local charities. Southern Living has collaborated with builders, architects, and designers for over 35 years to create custom homes that highlight Southern lifestyle trends and innovative design.
The 2026 Southern Living Idea House will open its doors in Fredericksburg later this year. Visitors can explore the modern farmhouse and its surrounding living spaces from mid-September until December. The project continues Southern Living's tradition of blending regional inspiration with cutting-edge home design.
