Berlin's Marzahn welcomes 140 new homes in sustainable housing push

A new residential development is taking shape in Berlin's Marzahn district. Developed by degewo, the project sits next to the Eastgate shopping centre and aims to add 140 apartments to the area. The two eight-storey buildings are part of broader efforts to renew and densify the neighbourhood.

The site already shows the structural framework of the two buildings. Once finished, the development will offer a mix of homes: compact one-room studios, two- and three-bedroom flats, and seven larger four-bedroom units. Sizes range from 42 to 99 square metres, with each apartment featuring a terrace or loggia.

Over 100 of the flats will be barrier-free, ensuring accessibility. Half of the total units will also receive public subsidies, keeping starting rents at €7 per square metre (net cold rent). On the ground floor, three commercial spaces are planned, adding local services for residents.

Sustainability is a key focus. The buildings meet the Efficiency House 40 standard, incorporating green roofs, rainwater management systems, and a rooftop solar installation. Construction is set to finish by spring 2027.

Marzahn has undergone significant change since the 1970s. Originally a vast Plattenbau estate built under East German rule, it housed over 250,000 people at its peak. After reunification, the area faced decline, leading to large-scale renewal from the 2000s. Thousands of outdated flats were demolished, replaced by modern housing, green spaces like Wuhletal Park, and improved infrastructure, including the U5 metro extension and new shopping centres.

This latest project continues degewo's infill strategy, filling gaps in the district while supporting its gradual transformation.

The development will bring 140 new homes to Marzahn, blending affordability, accessibility, and sustainability. With completion due in 2027, it marks another step in the district's ongoing renewal. The mix of housing, commercial spaces, and green features reflects broader efforts to modernise the area.
