Berlin’s Marienhöfe Urban Quarter breaks ground with 900 sustainable apartments and vibrant community spaces

A joint venture between Goldbeck, Hines, and the Semer family has initiated the Marienhöfe Urban Quarter development in Berlin-Tempelhof. Axel Springer SE acquired the site for this ambitious project, which will transform the area into a vibrant, sustainable community.

The development will comprise 11 residential and commercial buildings, along with a central community hub. A bike boulevard will run north-to-south, encouraging car-free mobility, and a 22,000-square-meter underground garage will provide parking, including 186 EV charging spaces. Goldbeck's use of serial modular construction aims to expedite the project, with the first apartments expected to be ready for occupancy two years after groundbreaking.

The mixed-use district will offer commercial spaces, rental housing, daycare centers, a refugee shelter, and expansive green areas. A cutting-edge sustainability strategy targets fossil-free operation and certifications like DGNB Gold and WELL Silver. The development will cater to diverse social needs, including market-rate, subsidized, and senior-friendly apartments, with 300 subsidized units planned. Upon completion, Marienhöfe will house around 900 apartments alongside extensive social infrastructure.

The official groundbreaking ceremony for Marienhöfe took place on November 12, 2025. The landscape design incorporates numerous gathering spots, play areas, and leisure spaces, with sculpted inner courtyards and green zones for relaxation and community. This development promises to bring a sustainable, diverse, and connected community to Berlin-Tempelhof.
