Berlin’s Hey Charlottenburg brings 337 eco-friendly apartments by 2027
A new residential quarter named Hey Charlottenburg is taking shape on Berlin’s Mierendorff Island. The first phase of construction is almost finished, with the second phase now underway. By mid-2027, the project will add around 337 apartments to the area, including a mix of subsidised and market-rate homes.
The development sits near Richard-Wagner-Platz and Charlottenburg Palace Park, offering easy access to schools, shops, and leisure facilities. Transport links are strong, with the Mierendorffplatz U-Bahn station providing a 25-minute ride to Berlin Central Station. Drivers also benefit from quick connections to the A100 highway.
House 12, located on Quedlinburger Straße, will be ready for residents in early 2026. This building will include 68 rental units, with 66 publicly funded and just 2 at market rates. The average net cold rent is expected to be around €6.90 per square metre. The design focuses on sustainability, featuring green roofs and a photovoltaic system to meet high ecological standards. Inside, the courtyard will offer bike parking, a climbing course, a nest swing, and landscaped seating areas. Construction is being led by HAMBURG TEAM and OTTO WULFF, with Hochtief AG handling the second phase. Property group degewo acquired House 12 in July 2023, securing its role in the project.
Once complete, Hey Charlottenburg will provide modern, eco-friendly housing in a well-connected part of Berlin. The mix of subsidised and market-rate apartments aims to meet diverse housing needs, while green spaces and community features enhance daily living.
