Berlin-Spandau's New Eco-Friendly Quarter Rises with 156 Modern Living Spaces

A new residential quarter is taking shape at Seeburger Weg in Berlin-Spandau, with construction well underway since spring 2025. The project, led by developers degewo and CESA GROUP, will deliver 156 modern living spaces by late 2027, blending energy efficiency with urban living.

The development will include 135 standard living spaces and 21 micro-living spaces designed for assisted senior living. Around one-third of the units will be subsidised, with rents starting at €9.50 per square metre (net cold). The buildings will meet the KfW-55 energy standard, featuring district heating, green roofs, and photovoltaic systems.

Residents will have access to tenant storage, an underground garage, and covered bicycle parking. Outdoor spaces will include a playground, while the location offers easy access to schools, shopping, and green areas. A 10-minute walk connects the site to Spandau's S-Bahn and long-distance train station, with bus routes like M32 and M37 providing direct links to Hakenfelde.

Despite winter conditions, construction is advancing steadily. The shell structures are now visible, and workers continue with concrete pouring, scaffolding, and interior preparations. The total living space will span roughly 10,400 square metres upon completion.

The project combines sustainable design with practical amenities, catering to families, seniors, and commuters alike. Once finished in late 2027, the quarter will add much-needed housing to Berlin-Spandau while maintaining high energy efficiency and green living standards.
